NNPC: Objection
1. The description given within the application bore little resemblance to the extent of the development proposed. Very little of the existing property would remain.
2. The SHDC LDF aimed to preserve the character of the village, being within an AONB. The proposed building did not appear to meet those criteria. The ultra modern design would not sit comfortably within its surroundings.
3. The footprint of the building on the plans appeared to be the same as the existing property. However its profile would be significantly different. The Council Members objected to the bulk and scale of the building.
4. The building would obstruct the public’s view of the River Yealm. The view from the River Yealm would also be detrimentally affected. The proposed roof would be flat asphalt, whereas those of the surrounding buildings were of pitched slate.
5. Neighbouring parishioners had expressed concerns about potential damage to private sewers running under the proposed development site – for which they would be responsible to repair.
6. The proposed building would overlook the neighbouring property to the East causing significant loss of amenity.
7. The extent of glazing would cause significant light pollution in an AONB.
8. The Council were looking to request SHDC to extend the Conservation Area which would include possible inclusion of the site concerned.
9. Potential arguments could be raised in favour of the application on the basis of precedent in light of two recent applications for similar ultra modern “Grand Designs”. Those applications had been approved on appeal, in spite of being most strongly opposed by both the Parish Council, by many Parishioners on a direct basis and had been refused by SHDC. Mr. Gary Streeter M.P. had been contacted due to concerns that local democracy and wishes appeared to be ignored by the Planning Inspectorate. Members hoped local opinion would not be ignored in respect of this application
